1. House Rules

All guests are required to adhere to the following rules to ensure a safe and enjoyable stay for everyone.

Caution Fee

A refundable caution fee is mandatory and will be returned 30 minutes after check-out, pending post-tenancy inspection that verifies the property is in good condition.

Payment

Full payment is required before the check-in date. All bookings are confirmed only after payment has been made. By making payment, the guest agrees to the apartment rules and refund policy.

Identification

A valid ID card is required to finalize the booking. Any increase in the number of persons occupying the apartment, other than the ones mentioned when booking, is not permitted without the prior consent of TNB Homes Management. There's a Party Rate.

Sub-leasing Prohibited

The apartment cannot be used for sub-lease, nor can space be partially rented out for commercial or residential use without the prior written approval of TNB Homes Management.

Security

Please make sure to keep your belongings safe and attended at all times. TNB Homes will not be responsible for any lost belongings.

Safety

We prioritise the safety and security of our guests and staff. For this reason, we have implemented security measures such as 24-hour security service and key access to guest rooms.

Guest Responsibility

The guest shall, for the duration of the lease, take good care of all furniture, equipment, and kitchen utensils in the accommodation. Any damage caused to any of the contents in the accommodation or public areas of the premises by the occupant — the occupant will assume responsibility for any damage howsoever caused and will pay the entire cost of damages.

Occupancy Limit

2. Cancellation & Refund Policy

Cancellation

• Cancellation made 7 days or more before check-in date: Eligible for 70% refund
• Cancellation made 3–6 days before check-in: Eligible for 50% refund
• Cancellation made less than 72 hours before check-in: No refund
• Same-day cancellation or no-show: No refund

Rescheduling

Guests may request to reschedule their booking once, depending on apartment availability and management approval.

3. Security Deposit

Any caution or damage fee paid separately will be refunded after inspection of the apartment, provided no damages or missing items are found.

4. Management Rights

Management reserves the right to cancel or decline any booking due to violation of house rules, misconduct, or unforeseen circumstances. In such cases, refunds will be reviewed accordingly.

5. Important Notice

Refund processing may take 1 business day depending on the payment method used.
